Whilst the vast majority of our clients utilise our full management services, a select number like to maintain a hands-on approach when it comes to management of their block; for example, a Resident Management Company where each resident owns a share of their freehold and they control the management functions of the block. In such circumstances, where the client likes to deal directly with the day-to-day management of the block, we can also offer a Financial Services Package whereby we handle the financial administration of the block behind the scenes. This is a scaled down version of our full management service and covers items such as:
• Issuing the annual service charge budget
• Undertaking credit control procedures for collection of service charges
• Managing cash flow to ensure the financial health of the block
• Maintaining any reserve fund where appropriate
• Maintaining a separate client bank account
• Administering accounts payable and accounts receivable
• Following client-specific procedures for approval of expenditure
• Preparing and issuing service charge year end accounts
• Regular financial reporting on matters such as debtors, creditors, income and expenditure, and cash flow forecasts
• Liaising with the client on a regular basis to review financial reporting
• Administering changes in ownership and related tasks
• Ensuring full compliance with all regulatory and statutory requirements
This leaves the client free to concentrate on the physical running of the block itself. As a professional managing agent, we are also happy to provide guidance and assistance to the client if so required.
If our Financial Services Package is something that interests you, please feel free to contact us and we would be happy to provide a bespoke quotation for your block/estate.
Unfortunately, since the horrific events of Grenfell and the ongoing Grenfell enquiries, government have implemented and regularly provide updates on the requirements for buildings with cladding and associated materials to be inspected and, should they fail the current requirements, for works to be undertaken to bring the building up to standard.
This is an ever-changing environment with updates and resetting of policies happening almost on a quarterly/six monthly basis. We have a dedicated team that are able to manage any blocks under our management that have cladding/facade issues. This includes, where appropriate and subject to government criteria:
• Government fund application
• Appointment of relevant third-party surveyors and engineers to highlight areas of concern and draw up relevant specifications to remedy issues.
• Implementation and appointment of third-party professionals to undertake EWS1or any amendments to such.
• Arranging of buildings insurance and other estate insurance that may be required.
If you have a block with cladding/facade issues and need assistance please feel free to contact us and we will be happy to discuss your requirements with you.

Additionally we are also able to provide the relevant service charge and management documentation in suitable layouts to assist developers and landlords with advertising and sales packages.
We also deal with the collection of ground rents on behalf of landlords, ensuring all demand documentation is in accordance with current legislation.
Being accredited with the Financial Conduct Authority, we are fully qualified and able to arrange suitable insurance for any block and or property related matters. Having cultivated strong relationships, we are able to achieve highly competitive premiums, without compromising on the level of cover afforded. Indeed we often find that the cover provided is superior to that in place previously.
As a regulated firm we are able to place standalone insurance policies on behalf of our clients, being a separate service we offer. However where our clients have chosen our full management services these include by default our arranging the appropriate insurances, wherein the block can benefit from the combination of our quick and efficient maintenance policies and the competitive and superior insurance cover to lessen the financial impact of any incidents.
Examples of cover we are able to arrange:

Depending on the service agreed upon, we can also process and handle any claims that may arise on any policy we have arranged and will work to achieve the best reimbursement possible.
